Most shoots are delivered within 24 hours via a private online gallery, optimized for both MLS and high-resolution print. Rush same-day delivery is available for $49.

Greater Vancouver, the Lower Mainland, the Fraser Valley, and Vancouver Island. Metro Vancouver and the Lower Mainland are covered at no extra charge. Travel fees apply for areas like Whistler ($200), Victoria ($50), and Chilliwack ($100).

**What should I do to prepare the property?**
Clear countertops, open blinds, turn on lights (including lamps), remove personal items, tidy cables, remove vehicles from the driveway, and clean exterior sightlines. A detailed Homeowner Prep Checklist is sent when you book.

**Who owns the photos?**
The photographer retains copyright, but you receive a full commercial licence to use the images for MLS listings, personal brand marketing, and your professional portfolio indefinitely.

**Do you offer floor plans and drone work?**
Yes. Both are core services. Floor plans start at $170 as an add-on or standalone. Drone aerial photos start at $99.

**Do you offer day-to-dusk editing?**
Yes. Twilight Edit day-to-dusk editing is $15 per image. In-person twilight photography is separate and starts at $190 when scheduled with the main shoot.

**What is the cancellation policy?**
Reschedule up to 24 hours before the shoot at no charge. Less than 24 hours notice: $50. On-site cancellation (property not accessible or ready): $100.
